This is a unique opportunity to become a key technical figure, working across major industrial, commercial and warehouse projects throughout the Northwest.

Our client is a well-established commercial property development and asset management business with a portfolio valued in excess of £120m. Operating alongside an in-house construction division, they manage the full development lifecycle from acquisition and feasibility through to design, construction, tenant fit-out and disposal.

This business works exclusively on its own property portfolio and developments, giving employees direct exposure to decision-makers, investors, funding partners and major commercial developments. The company has built a reputation for delivering large-scale industrial and commercial developments across the Northwest and offers a highly collaborative environment with long employee tenure, genuine autonomy and direct access to senior leadership.

This Senior Building Surveyor role based in Manchester offers the opportunity to work client-side within a development-focused environment, overseeing projects from inception through to completion whilst acting as a senior technical resource for the wider team.

Working closely with directors, surveyors, architects, quantity surveyors, consultants and construction teams, you will play a key role in delivering commercial and industrial developments, contract administration duties and wider project management responsibilities.

This position is far broader than a traditional Building Surveying role, providing exposure to development funding, acquisitions, investment decision-making, project delivery and technical due diligence throughout the development lifecycle.

As a Senior Building Surveyor based in Manchester, your key responsibilities will include:

• Leading the delivery of commercial and industrial development projects from inception through to completion
• Providing technical support, guidance and mentoring to junior surveyors and technical staff
• Managing contract administration duties under JCT contracts
• Coordinating consultants, contractors and project teams throughout project delivery
• Reviewing technical information, specifications and project documentation
• Monitoring project progress, quality, programme and risk management activities
• Managing stakeholder relationships including contractors, consultants, funders and investors
• Supporting procurement activities and subcontract package management
• Advising on statutory compliance, construction technology and contract matters
• Assisting with development appraisals and wider commercial decision-making
• Supporting project handover, defects management and technical due diligence processes
• Contributing towards the continued growth and development of the in-house technical team

To be successful as a Senior Building Surveyor in Manchester, you will align with our requirements and bring:

• MRICS Chartered Building Surveyor status
• Approximately 3–10 years post-qualification experience
• Strong commercial Building Surveying experience
• Excellent contract administration knowledge and experience
• Proven project delivery experience within commercial property
• Experience working with JCT Design & Build and Intermediate contracts
• Strong stakeholder management and communication skills
• A proactive and commercially minded approach
• The ability to work autonomously whilst supporting a wider team
• Experience within an industrial, commercial or mixed-use environment would be advantageous
• Project Management experience alongside Building Surveying expertise would be highly desirable
• Full UK driving licence
