Role
As a Freelance Quantity Surveyor in Nottingham, you'll provide essential cost management and contract administration support on local authority housing refurbishment contracts. You'll work with NEC4 contractual frameworks to ensure financial control, tender compliance and effective cost reporting throughout the project lifecycle.
This is an excellent cost manager role for an experienced Quantity Surveyor with social housing or public sector background, offering hands-on contract administration and procurement responsibility on schemes with real community impact.
Responsibilities
As a Quantity Surveyor in Nottingham, your responsibilities will include:
- Prepare comprehensive tender documentation and manage the full tender process for housing refurbishment works
- Evaluate tender submissions and prepare detailed recommendation reports for procurement decisions
- Prepare and issue NEC4 contracts to successful contractors, ensuring compliance with public sector procurement regulations
- Monitor and control contract costs throughout project delivery, including processing interim payments to main contractors
- Conduct regular cost valuations and financial assessments on multiple housing refurbishment projects
- Report forecast final costs and budget variances to senior stakeholders and project teams
- Oversee procurement activities for materials and subcontractor packages across kitchens, bathrooms, roofing and fire protection schemes
- Ensure contract implementation aligns with NEC4 terms and local authority governance requirements
- Provide cost planning support and budget management across the social housing improvement programme
Person
To be successful in this Freelance Quantity Surveyor job in Nottingham, you will bring proven experience working within local authority or social housing environments, ideally with direct exposure to housing refurbishment or planned maintenance contracts.
- Demonstrated experience as a Quantity Surveyor, Cost Manager or Contract Administrator within social housing or public sector construction
- Strong working knowledge of NEC4 and JCT forms of contract, particularly within a local authority context
- Experience managing tender processes, from documentation through to contractor appointment
- Excellent communication and stakeholder management skills to liaise with council officers, contractors and residents
- Experience of fire protection
- Positive, proactive approach with ability to work autonomously within an established team
- Strong cost control and financial reporting capabilities
- RICS accreditation or working towards chartered status is advantageous but not essential
