Role
As Project Quantity Surveyor in Nottingham, you will be the lead commercial manager for one of the most significant leisure and civils programmes currently underway in the UK. Working under a JCT Design & Build contract, you will manage all pre and post-contract commercial activity, from valuations and payment applications through to change control, claims assessment and final account.
The role requires occasional site visits to Scotland to attend progress meetings and maintain close oversight of commercial performance on the ground. You will work closely with the wider project team, reporting regularly to the client and providing clear, timely commercial updates throughout the construction programme.
Responsibilities
As a Project Quantity Surveyor based in Nottingham, your key responsibilities will include:
- Lead pre and post-contract commercial administration under the JCT Design & Build contract throughout the full construction programme.
- Manage valuations, payment applications, certifications, and final accounts for all infrastructure packages.
- Oversee change control including variations, contractor instructions, loss and expense claims, and negotiation of commercial adjustments.
- Maintain detailed cost reporting, cashflow forecasting, and budget management across all civils works.
- Undertake measurement and re-measurement for infrastructure elements including drainage networks, roads, utilities trenches, earthworks, and new loch construction.
- Assess and robustly review contractor claims, ensuring full entitlement review and thorough documentation.
- Monitor programme implications of commercial changes and advise the project team accordingly.
- Ensure JCT compliance including notices, contractual timeframes, and proactive risk mitigation.
- Attend weekly site progress meetings in Scotland and issue clear commercial updates to the client and project leadership.
Person
To be considered for this Project Quantity Surveyor job in Nottingham, you will need:
- A minimum of 5 years' PQS experience with strong post-contract (exposure to relevant contractor-side QS experience will also be considered).
- Proven expertise in JCT contract administration, with Design & Build experience strongly preferred.
- A solid infrastructure and civils background covering earthworks, utilities, drainage, highways, and environmental works.
- Strong negotiation, valuation, and cost control skills with the confidence to manage contractor claims robustly.
- Degree-qualified in Quantity Surveying, Commercial Management, or a related discipline.
- Working towards or holding RICS membership (APC progression is actively supported).
- Comfortable working on large, complex, multi-disciplinary projects with multiple workstreams running concurrently.
- Willing and able to travel to site in Scotland.
- Full UK driving licence.
