Surge in Office Developments: A Promising Future for the Region 

The West Midlands is experiencing a major commercial construction boom, especially in the commercial sector. According to recent research, the region has seen a substantial increase in approved office schemes, with a notable 2,293% rise in the value of such developments from October 2024 to January 2025. This surge is mainly attributed to the £1.1 billion Frasers Campus in Coventry. 

Significant Commercial Construction Projects in the Pipeline 

Birmingham continues to be the hub for commercial activity in the region, with 814,574 sq ft of office space under construction in 2024. New developments include the £129 million Colmore Gate office scheme and a £243 million redevelopment of the Rackhams Building in the city’s Temple Row to begin later this year. 

In addition, the hotel and leisure sector is seeing a large increase in the value of approved projects, with hundreds of Birmingham homes, amid six enormous skyscrapers, to begin construction within the next 12 months. 

This programme of work ranges from a £15 million refurbishment of the Moon Under Water Pub in Wolverhampton to a £31.3 million conversion of the King Edward House in Birmingham.

JRL Group Ltd leads as the top contractor in the region, including £200m Beorma Quarter in Birmingham. 

The company is followed by VINCI Construction UK Limited, which has secured key projects including the first phase of £350m Stockport scheme. 

Northampton-based Winvic Group Ltd has massed millions worth of work in the West Midlands to rank third. Local contractors, such as Octavius, are also benefitting as they are both named on all three lots of a highway’s construction framework in the East of England, worth £800 million. 

Morgan Sindall is placed fourth since the fitout division has experienced an acceleration in its trading momentum and is now expected to exceed both the group’s previous expectations. Their full-year results for 2025 are now slightly ahead of market consensus, set at an adjusted pre-tax profit of around £178m.
