Q2 Construction Market Update 2026: Record Project Values Signal Strong Future Pipeline


According to Constructionline, the latest Q2 2026 construction market data paints a positive picture for the sector. While the number of projects published and awarded has dipped slightly compared to previous quarters, the overall value of opportunities reaching the market has surged to unprecedented levels.

For contractors, developers, consultants and construction professionals, the headline figures suggest one clear message: significant investment is entering the pipeline, particularly through major frameworks, infrastructure schemes and long-term development programmes.

Record Breaking Published Project Values

One of the standout findings from Q2 was the sheer value of projects entering the market. Although 817 projects were published during the quarter, down slightly from 944 in Q1, the total value of these opportunities reached an astonishing £1.316 trillion.

This represents a dramatic increase when compared to both Q1 2026 and Q2 2025, highlighting a shift towards larger scale, high value projects rather than increased project volume.

Much of this growth has been driven by framework agreements, particularly within infrastructure and defence-related developments. Several major framework opportunities across the North West accounted for a significant proportion of the total value published during the quarter.

Housing, Education and Infrastructure Continue to Drive Activity

By volume, the sectors generating the highest number of published projects were:

  • Housing: 225 projects worth £1.3 billion
  • Education: 194 projects worth £695 million
  • Miscellaneous developments: 114 projects worth £866 million

However, some of the highest value opportunities came from sectors with far fewer projects, including:

  • Health and Welfare: £1.3 trillion
  • Harbours and Waterways: £7.3 billion
  • Air Transport: £2.1 billion

Notable schemes included a £2 billion refurbishment programme at Gatwick Airport and several large scale mixed use development frameworks across Hampshire and London.

Regional Investment Extends Beyond London

While London remains a major centre for construction activity, Q2 data suggests investment is increasingly being spread across the UK.

The regions recording the highest value of published projects included:

  • North West: 126 projects worth £1.3 trillion
  • London: 180 projects worth £7.7 billion
  • Hampshire: 44 projects worth £3.2 billion

Encouragingly, Yorkshire and Wales also recorded over £1 billion worth of opportunities, reflecting growing development activity outside traditional hotspots.

This regional diversification is likely to create opportunities for contractors and construction professionals across a broader range of locations over the coming years.

Awards Remain Strong Despite Quarterly Decline

Although project awards were lower than Q1, the broader picture remains positive.

Q2 saw:

  • 433 projects awarded
  • £7.08 billion total project value
  • A 77% increase in value compared to Q2 2025

The highest-value regions for awarded projects were:

  • London: £1.7 billion
  • Wales: £983 million
  • Scotland: £568 million

Major awards included infrastructure works at Port Talbot’s Margam Substation, a new Cardiff arena and hotel development, and a substantial residential development of 779 homes in Dublin.

Major Contractors Securing Significant Work

Among the UK’s leading contractors, Graham Construction secured the highest value of project awards during Q2 at £474 million across eight projects.

Meanwhile, Morgan Sindall led the market in terms of volume, being awarded 40 projects worth more than £450 million.

Other notable contractors securing significant awards included:

  • Wates
  • Bowmer & Kirkland
  • Kier
  • Equans Regeneration

Their success reflects continued activity across education, housing, infrastructure and mixed-use developments.

Tender Activity Continues to Rise

Another positive indicator comes from tender activity.

During Q2:

  • 9,284 work packages were published
  • Over 50,000 invitations to tender were issued
  • 194 main contractors published opportunities

This represents a modest increase on Q1 and demonstrates that contractors are actively preparing delivery teams and supply chains for projects entering construction phases.

The most in-demand trades included:

  • Flooring
  • Electrical
  • Doors
  • Roofing
  • Scaffolding
  • Fire Protection
  • Mechanical Services
  • Steelwork
  • Groundworks

For specialist subcontractors, these figures indicate continued demand across multiple disciplines.

What Does This Mean for the Construction Industry?

While project volumes have softened slightly, the underlying market signals remain extremely positive.

The construction sector is seeing unprecedented levels of investment enter the pipeline through large-scale frameworks, defence infrastructure, transportation upgrades and major residential developments. As these programmes progress, they are expected to generate significant opportunities for contractors, consultants and skilled professionals across the UK.
